Putting my developer hat on I'd be looking at providing a low level of car parking for any residential element, it's a town centre site, benefiting from a medium to high level of access of public transport (PTAL level 4), so from a planning policy perspective (including at national level) there's no justification to provide lots of car parking for the residential element. As for a high density development, again it's a town centre site where higher densities are encouraged/supported by relevant planning policies and associated guidance, although at the same time given the relatively large footprint of the site any density figure is likely to be mathematically lower than smaller sites where developers go upwards and upwards. |
