Apart from the existing solely retail use of the site, I have no idea where the notion that this site has ever been designated as 100% retail has come from. The 2008 Brentford Area Action Plan identifies the potential of the site as comprising : "A mixed use town centre ‘gateway’ development which should include the retention/ refurbishment of the food store, town centre parking and improved public transport links to the town centre. An appropriate range of other town centre uses which could include community and health uses, residential accommodation, particularly affordable and family units, and business or commercial uses." Volume 2 of the 2015 Local Plan says much the same, confirming the mixed use allocation of the site, and identifying the proposals for the site as comprising a "retail-led mixed town centre use, with an appropriate level of provision for town centre car parking." The justification set out with the Local Plan is that "the supermarket continues to play an important role with regards to the provision of large floor plate retail floorspace within Brentford, however a a diversification of uses could also contribute to the regeneration of Brentford Town Centre." So the local planning policy designation of the site hasn't changed, and for reasons both myself and Ian Muir have explained at national policy guidance level mixed use redevelopment proposals are directed at sites such as this. |
