People bought the units with long leases (125 years) from the freeholder at hefty premium as a shell and spent hundreds of thousands of pounds to design and build inside. Since Adam you have a very special job and experience, which business do you think will do well in Ferry Quays with change of use from a A3? Keep in mind that at the moment, 3 major costs are service charges around £20k + per annum, business rates around £16 - £18k per annum and rent/ bank loan to pay about £50k per annum. The above costs will rise every year as have risen in the past 7 years!! All other business related costs on top before any profit for the investor? It is very easy to make comments when one is in a well paid job!! But at the moment people are loosing well paid jobs as well. It is hard to adjust for those people unless one has large bank balance. My heart goes out for all the hard working individuals, who have lost due to not their own but other peoples wrong doings. |
