I don't personally believe such closures are solely related to service costs or rents. Many businesses rely upon high footfall. Many recent/new mixed use developments are not in locations where there is high passing footfall. Ferry Quays is tucked away from the High Street and for commercial purposes I'd regard it as a hidden location. Perhaps one restaurant can survive there on its own, but I can't see how any more could survive because there simply isn't enough passing trade. The problem in my view is that Councils have these unrealistic visions of crowds flocking to every inch of riverside just because it is by the water and regardless of individual circumstances. Mixed use high density developments sounds great in theory, but in reality what often happens is the ground floor commercial elements remain wholly or partly unoccupied and end up having a detrimental impact upon the appearance of the locality. What works at Kew Bridge, whereas there's a high footfall due to the major junction, the train station, numerous bus stops and any commercial element can be seen from numerous viewpoints, doesn't worked in a tucked away location like Ferry Quays. |
