There is solution but its hard work. Set up a board of directors of the residents association. The managing agent is then appointed by and responsible to the board of directors. These directors need to be owners of properties on the development. The directors can then impose rules and checks - such as approval for any payment or expenditure over a certain amount. There are some simple checks to make - like seeing x3 quotes for all significant contracts (like landscaping), or checking if the buildings insurance paid through an insurance broker that the managing agent has a relationship with - and demanding alternative sources of quotes. It takes work to liaise with the managing agent, check the costs, demand sight of invoices, etc. etc. But all possible. |
