Do you have any insight into how long a lease a new tenant is likely to be given? Presumably if development of the site is imminent it will be very short and therefore it is unlikely a major supermarket chain would want to take it on given the cost of installing tills and other infrastructure. However, if there is no start date decided for the new housing then a long lease might be feasible.
