One of the more unexpected (for all except the existing residents), things that emerged during the site inspection in the course of the Inquiry, was how much the developers had shot themselves in the foot with the initial buildings. Having created a new road and public access behind the church, with a view to this being extended eastward in future development,a whole new publicly accessible vista of the rear of the church was made available, and in many respects this is even more attractive than the High St frontage. Let alone the Inspector, even the planning officers were struck with this hitherto unexpected aspect! Just goes to show how important it is that the Planning department personnel are made fully aware of the reality of the sites they deal with, through personal visits. A related aspect arising from the Inquiry which I should have been more prepared for, - the Inspector wanted to know whether a boat trip had been laid on! I did say that that could be arranged with forewarning, but this Inquiry was too time-limited unfortunately. I'm trying to persuade the Council that they must have the people concerned with the Commerce Road Inquiry take a trip with me up the canal, to observe the site and proposed alternative freight depots from the water. |
