There is definately a history of low level flooding in the Griffin Park / St Pauls area. So much so that it was one of the justifications for redeveloping the whole area in 1958 and again in 1971.

What we do know is that after steam locomotives stopped using the goods yard and stabling point ( alongside Layton Road) flooding and damp problems started.
This was because the brook supplied the water for the engines and the culvert could not cope with the increased volume.
The local water table increased dramatically with the construction of the M4 in  the same time period.
This was finally corrected by the MWB in 1972 from local knowledge of older residents.

Over the last 30-40 years almost every dwelling here has had to have damp course treatment, dry rot, wet rot and joist replacements all due to damp.

But ever since very few have had issues with rising damp.

The surveyor called today and feels that it could be a steep rise in the water table caused by several large developments up to half a mile away.
Most are half that distance away

A combination of GWQ, Alfa Laval site, the former gasworks, Ferry Quays and the newest constructions may have pushed the water table too far.

This is all supposed to have been taken into consideration during planning and he will no have to go and find the data. She has informed me that it could take weeks or even months to get the necessary data.

So it could get costly.
