Generally speaking, I advise clients to steer clear of listed buildings unless they have lots of previous experience in dealing with such buildings or fully recognise the extent of the constraints that come with such a building and the additional costs. I'll say it quietly, but working with heritage experts and architects familiar with such buildings, I have secured permission for the demolition of a locally listed building (not in this Borough) but whilst the level of protection for a locally listed building isn't anything like what it is for a Grade II, II*& or I listed building, nonetheless it is very much the exception to the norm for applications involving the demolition of such buildings to be approved. |
