I take your point Andrew, but I'd estimate that 75% of the warehouse/office buildings between Ealing Road and the High Street have been vacant since the start of this decade.

More and more you find office/light industrial users that have sites which are significantly larger than their current needs, so it doesn't make economic sense for them to remain there.

Pubs and petrol stations suffer similar problems - I get sick of seeing disused petrol stations boarded up or used without planning permission as car washes.  Still boggles me as to who actually uses all these 'dodgy' car washes !.
